Getting Approved

Rental Application & Approval Process

Each application is reviewed using the following:

Credit report
Criminal background check
Eviction and public records
Employment and income verification
Rental history and landlord references

Additional documentation may be requested, including photo ID, proof of income, bank statements, tax returns, or pet photos.

Qualification Requirements

Combined gross household income must be at least 3.5 times the monthly rent.
All occupants age 18 or older must submit an application and provide a valid government-issued photo ID.
Applicants must have a valid Social Security Number or ITIN and a unique email address.
No prior evictions or significant negative rental history.
No felony convictions within the past 7 years. Registered sex offenders will not be approved.
False or misleading information will result in automatic denial.

Application Fee

$75 application fee for each applicant age 18 or older. There is also a $250 One time leasing admin fee to cover the move in process.

Approval Process

Applications are typically processed within 24–48 hours after all required documentation is received.

Once approved, applicants have 24 hours to sign the lease and pay the security deposit. The property will then be removed from the market.
